Initial Features - Management:

  • Unit Maintenance – Enter Buildings, Addresses, Units, Unit Descriptions (BR/BA/etc)
  • Tenant Maintenance – Enter New Tenants – Associate them with an existing unit
  • Receive electronic or printed maintenance requests in real time – ability to assign them to a maintenance person if multiple maintenance personnel are on staff
  • Maintains a record of maintenance requests per unit, per building, per tenant, per maintenance worker, etc
  • Items flagged Critical or Emergency can be programmed to send a page to the on-call maintenance worker so they can go online to print request.

Initial Features – Users

  • Login to report maintenance issues
  • System sends confirmation email back to tenant.
  • Track Maintenance requests – have they been received? Assigned? Scheduled? Completed?
  • Ability to flag maintenance item as “critical” or “emergency”

Future Features (about 90-120 days after launch)

  • Work satisfaction survey after work is completed – allows user to report speed, completeness, cleanliness, etc
  • Appliance Tracking – setup appliances in system (includes make, model, purchase date and serial number)
    • Associate appliance with Apt Unit
    • Allows maintenance personnel to know what potential parts may be needed if the tenant reports “back right eye not working on stove”
    • Allows management to schedule preventative maintenance (cleaning, air filters, etc)
    • Allows management to determine if repair is under warranty or not
    • Maint Requests per Appliance – if too many maintenance requests hit an appliance, management knows it may be time to replace it.
    • If Appliance is moved from one unit to another, all maintenance records follow the appliance
